Neighborhood Safety Tips for Open Houses

We all love open houses.  Open house events have many virtues, but what you may not know is that they also come with some risk.

Open houses offer the perfect chance for buyers to start looking for a new home and getting a feel for what’s available.  Open houses help sellers gain exposure for their property in the marketplace.  And they are an opportunity for buyers and sellers to meet Realtors they may want to work with for their next move.

But there is a risk.  While promoting the property and the open house event, Realtors are also promoting the fact that they will be alone in a house at a specific address, date and time.  This leaves an opportunity for people who may have ulterior motives.  Some people visit open houses with the intent of theft of valuables or prescription medications. Others may have assault in mind.

Open House Safety

There are educational programs for Realtors to help them prevent potential dangers and know what to do if the unthinkable were to happen.  The photo shows the Fairfield police captain and an officer delivering a training session to agents at the William Raveis Real Estate office in Southport.  Some of the information pertains only to the person hosting the event, but there are important open house safety tips that guests and neighborhood residents should be aware of.

Most of us would agree that it’s important for everyone to contribute to a safe neighborhood.  Open houses are an integral part of neighborhood activities.  So we all need to take watch, especially during these community events.  Please keep the following safety tips from the police in mind.

 

  1. First and foremost is to be aware of your surroundings.   As a neighbor, you may see open house signs quite often. Try to be aware of the activity during the open house near you.  Does it seem typical?
  2. Does anything seem “not normal”?  If something stands out to you as out of the ordinary, take notice.  Are there too many people in that car?  Did the car park much further away from the open house than needed?  Does something seem odd? Not normal?
  3. Trust your gut.  Whether you are participating in an open house event or are a neighbor observing from across the street, if something just doesn’t feel right, it most likely is not.  If you assume wrong and err on the side of cautiousness, no harm is done, right?
  4. Take actionIt’s best to park on the street when you attend an open house if possible so that you won’t be blocked in. If you are in an open house and don’t feel safe, try to exit right away.  Go outside, call 911 and immediately provide the address.  If you are a neighbor and notice that something is not right, call 911, or if you feel it is not urgent, call the police and ask them to drive by.  And last, but not least, if you see a frightened Realtor heading toward your house, please let them in!

Fairfield’s Super Seven for Supper 2024

Hands down, one of the most fabulous features of Fairfield is the wide selection of chic eateries downtown. So, I thought I would share seven of my favorite picks for dining and ambiance.
 
The Chelsea is a funky and somewhat rustic place to have a drink and enjoy a meal.  Rough wood accent walls and ornate wrought iron design elements are contrasted with neon green metal chairs. The cozy bar hosting stylish guests (the women always seem to wear great shoes, just saying) pulls it all together! Mark says that no one else in town can beat the Chelsea Burger.  I personally cannot live without their octopus appetizer, a dish they tend to vary from time to time.  It doesn’t look huge when it arrives, but there is so much protein in it, you are sure to be full when you finish. The flavors in my favorite version are spectacular! Large tentacles come with potatoes, greens, onions, and a pickled vegetable that adds a perfect punch!  It’s a must-have in my book, with all the goodness and none of the guilt. Their Cobb Salad is fantastic too
 
Gabagool Wine BarOne local favorite where regulars are made to feel like family is Gabagool. The owner, Antonio and his team always greet you with a warm welcome and seem genuinely thrilled you have arrived. The ambience is stylish, glamorous, cozy with plush chairs to relax in, and funny. Poking fun on the Soprano’s TV series, the restaurant is complete with The Family portrait and a mugshot backdrop where you can get an instant photo of your own! The covered patio is fully heated and decorated for service most of the year. The eatery offers gregarious people and fun food with a flare, featuring “bawls” of all flavors on their appetizer menu, a fabulous antipasto, and their signature Gabagool Pizza with spicy oil! The Crispy Calamari Salad is the best I’ve had anywhere, and for the must-have drink with cucumber tequila, ask about “Howyoudoin”!
 
Old Post Tavern
 
For your classic tavern feel, visit the Old Post Tavern right on the corner of the Post Road and Unquowa.  They have been known to have a fun band during happy hour, and the patio is lovely during the warm season.  If you are a fan of French Onion Soup, look no further. Something about their blend of cheeses as well as some magic ingredients in the broth makes theirs unbeatable!
 
 
BodegaIf it’s gourmet Mexican food in a festive atmosphere you’re after, Bodega is the place to go. There’s a location in Fairfield and Darien. Since it’s another tiny place, you may have to sample their top notch margaritas or other specialty drinks while you wait for your table or seat at the bar.  One of Bodega’s delectables is the Ceviche, a deceivingly filling dish posing as an appetizer. The fish, in a specialty cocktail sauce, has a fantastic flavor and comes with some toasted plantains, that in my opinion, make a complete meal.  If you prefer something hot, their Chicken Soup is hearty and delicious.  You can have it mild or spicy depending on whether you opt to dump in the hot peppers served on the giant turquoise spoon.  Burrito Tinga is Mark’s tasty favorite, and my daughter loves the Gombos Tacos. Martel is on the Post Road in Southport and is a cozy place with a bit of a steakhouse feel. The ceilings are high, yet ornate, and there is always an art gallery Marteladorning the walls. Always bustling, the place serves a warm, upbeat atmosphere.  Although there are many excellent dishes here, my husband and I have gravitated toward sharing the Fondue for Two followed by Martel’s House Salad. The salad features marinated tomatoes and an aged Danish Blue Cheese that are fabulous together. If the fondue is off-menu for the summer, an equally rich and yummy alternative is the side order of creamed spinach!  I have it as a meal, with wine, of course.
 
Last, but not least, we love the Grey Goose, also in Southport, where we once stood elbow to elbow with John Mayer before being seated. The atmosphere can be described as rustic and cozy with an eclectic crowd. Some folks go to hang out, others go for dinner. There’s always a flat screen at the bar featuring a sporting event as well as a crackling fireplace on the opposite wall. Penne ala Vodka, Grey Goose Style is Mark’s staple, while I go back and forth between the Grey GooseLobster Macaroni and the Steak Tips small plate.  The Lobster Macaroni is the absolute best here, with the secret ingredient of truffle oil to enhance the generous chunks of lobster and the crispy cheese topping. The Steak Tips are equally fantastic. Cooked to perfection, they come with a corn salsa and chipotle mayo dip that together, absolutely melt in your mouth!
 
The Sinclair commands space and attention downtown in the Brick Walk. The patio is great during the summer, surrounded by thick trees and protected by a multi-settings awning. The Mussels in a Pot Thai Style (5 additional styles to try!) are delicious, and Mark gave two thumbs up to the Steak Sandwich.  Sometimes on a Thursday night, you can dance and sing along to the live music of the fabulous Tangled Vine!

Design Your Own Perfect, Custom, Home!

I met with Milton Development, a luxury builder in Fairfield County Connecticut, to discuss why they cater to this niche and what’s special about how they do it.  I sat down for a Q and A with the company owner, Ashley Shapiro, to find out why Milton is now a custom home builder, what makes this approach a win-win for everyone, and how they tackle barriers that often make people hesitate to pursue a custom-built home. Here’s what I learned-

Linda: What made you decide to become a custom-home builder? 

Ashley: After building only spec homes for about 12 years and working with buyers to customize the finishes, we discovered that we were really good at working with people to give them what they want.  We realized that we truly want to create the home that is perfectly suited our customers. We learned how to gain a clear understanding of how our clients live and what they love for their home design.  miltonhouseOur motto now is, “We build a lifestyle”.   Almost anyone can build a house, but we are now experts at creating a home that fits one’s lifestyle like a glove.  Not only do we love building the perfect home for our customers, but when we custom-build for people, we are better able to manage our business by avoiding the uncertainties of putting a speculation house on market, and we can pass the savings on to our clients.

Linda: Have you seen an increased demand for people wanting custom homes?

Ashley: It’s more a function of creating a niche.  After years of building homes that people loved, we began to get asked if we could build a home for them.  Word spread, and more people asked.  miltonsink

We currently have 10 custom home projects in the works and have been doing custom-built homes for about a year and a half now. We build in Westport, Fairfield, Norwalk and Greenwich.

Linda: Is there a typical buyer profile you see?

Ashley: It varies, but many come from big cities, often working in the financial sector, and they are coming out here for the schools.  What they all have in common is that they are looking for something different.

Linda: What are the common barriers, questions, and concerns you see from your customers?

Ashley: Number one is timing- how long will the whole thing take? How long to get the land, to do the design process, to complete the construction?  We walk through the timeframe for each phase with them. The land is found by their agent or by us, and we are always involved in that phase to help give our clients a vision. We also explain that some of the phases can overlap. For example, while waiting to close on the land purchase, we can get well into the design phase.  We are very skilled at managing the timing and utilize an online program with the timeline and deadlines for everyone involved, including decisions to be made by the buyer.  Everyone has the same real-time view of the schedule, responsibilities, and progress. So our clients know the timeline and understand that they have as much a role in the timing as we do.miltonkitchen

Many are concerned with all the decisions they have to make in a limited period of time.  We have an in-house designer who is very skilled at helping our clients make decisions based on our understanding of their tastes, desires, and budget.  We also have four renowned designers from outside our firm that we work with.

The next big question is about cost and cost per square foot.  Of course, there are many variables that can impact cost per square foot, which could range from $270 up to $500.  But the beauty of our model is that it is completely transparent.  Our customer buys the land, they pay our direct discounted cost to build, which is all determined in advance, and they pay a fixed fee for our work.  So they know up front what their cost is, and we know how much we will make on every project as well.  Most people think we are more expensive than we are because of our high-end image. We do exceptionally high-quality work and market our services and products accordingly. Our print ads look like Vogue photo shoots, but the reality is that we have a lower cost to build than most builders, so we are less expensive!

Linda. So how would you summarize your differentiators?

Ashley: Our image is very high-end and expensive, but our costs are less than our competitors. Our formula is to alway be completely transparent with the cost to build. We take the time to completely understand how our clients live and what they want, which enables us to create the ultimate home just for them.  We are extremely organized and skilled at guiding our clients so they know what to expect and are helped with decision-making.  We make the whole process as easy as it can be for them. Our background comes from branding and the fashion industry.  We use a select talented group of European designers, and we create homes that are truly unique. Our difference is in the details. We build a lifestyle, and this is a win-win for us and our clientele.

Home Buying Tips In A Tight Market – What can a buyer can do to combat tight inventory?

If you are a home buyer and don’t see many options during your initial search online, make sure you get a Realtor on board to help you.  Get a Realtor on Board!

Even though inventory may be low and declining, there are at least three key actions your agent can take for you.  Make sure your agent knows what you are looking for, the location you want and your ideal timing.

  1. Armed with this insight, the first thing your agent will do is set up a search for you in the MLS. This allows other agents to conduct a ‘reverse search’ for your wish list items that could match a new listing they plan to put on the market.  They can call your agent who will then be among the first to know about the new listing that could be perfect for you!
  2. The next action your Realtor can take is to send an email to fellow agents in the offices around the town where you are looking that asks if they have a possible match coming to the market.  This can encourage sellers to expedite their plans and make their property available sooner than they had originally planned.  It also gets you first dibs on these homes!

3. Last, but not least, your agent can write a letter or design a postcard describing your dream home and mail it directly to the homeowners on your favorite street or in the area you are focused on.

Save Money, Have Fun, Do a 1031!

If you own an investment property and are thinking of selling it to buy a different one (or two), you can do a 1031 Exchange and enjoy great benefits!  What’s so great about it, and how do you do it?

Here’s how it works-

  1. With IRS code 1031, owners can defer paying all capital gains on investment
    property. This means that if you own property used for business or investment, you can sell it and use the proceeds from the sale to reinvest in another investment property of greater or equal value to defer paying taxes on your profit.
  2. You have to declare that you are doing a 1031 Exchange before you close on the sale.
  3. You have to meet the 180-day rule: Investors have 180 calendar days to complete the exchange and close on all intended purchases.
  4. You have to meet the 45-day rule:  Identify up to three possible replacement properties within the first 45 days of the 180 day period. You can also sell multiple properties and buy one big property.   If you identify more than three properties, the total cost of the identified properties can’t be more than twice the value of what you are selling.  If you identify more than three properties and they end up totaling more than 200 percent of what you are selling, then you have to buy 95 percent- worth of the properties you identified in order to complete the exchange. Your replacement property must cost more than the net sale price of your existing investment property for full tax deferral. 
  5. You Must use a Qualified Intermediary (QI) to facilitate the 1031 exchange.  The QI takes care of everything for you including preparing the exchange agreement, handling escrow, and coordinating with the closing agents.  The QI must be a third party to the transaction.  He or she can’t just be an attorney or a Realtor® in the transaction that puts the sale proceeds and funds in an escrow account, nor can the QI be a relative. These are IRS regulations. 
  6. You cannot have access to the proceeds from your sale. It must be held by a qualified third party until it can go directly toward your purchase(s).

And here are six amazing benefits of doing 1031 Exchanges-

  1. You enjoy huge savings on taxes.
  2. You can shelter your earnings in real estate, legally!
  3. You can diversify or consolidate your investment property.
  4. You can gain buying power by reinvesting.
  5. You can create more income to build your wealth.
  6. There’s no limit to the frequency or quantity of 1031 exchanges you can do.
  7. You can have the property(ies) you want to have.

Consider an “equity build strategy” suggested by the Midland company (referenced below) that looks like this:

  • Defer paying up to 25 percent in taxes on your gains.
  • Sell a moderately producing property to buy a higher income-producing property and increase your monthly income.
  • Pay no federal, state, capital gain, or income taxes on the sale of the property.
  • Do 1031 exchanges over and over for a lifetime, and the tax liability will never be passed on to your heirs.
  • Base your strategy on cash flow, and you will have success in any market. The key is to get the highest percentage income on your purchase.  Even if the dollar amount is small, it will grow over time.  For example, if you can sell a property making seven percent cash-on-cash and buy a property that makes 23 percent cash-on-cash, you are well on your way to implementing an excellent equity build strategy!  Equity bulid strategy

It’s a good idea to use a QI that is local or that works in many states and is familiar with the varying regulations and taxes in different states. You want a QI that has experience and is bonded and insured. You also want to look for one that is a member of the National Federation of Exchange Accommodators and that is a Certified Exchange Specialist (CEC).

Didn’t Feel Like It, But I Went to Last Night’s Meeting Anyway

Okay truth be told, I really really didn’t feel like going to last night’s Fairfield Ludlowe High School PTA meeting that had been on my calendar since the date was emailed out to all of us.  I was tired, and it was freezing out, and dark, and we just finished dinner after a long day, and the meeting would be long…  In fact, I succeeded in talking myself out of going and finally resolved to skip it- literally the minute before I threw my coat on and pushed my butt out the door!

FLHS-PTA-LogoStar parent, right?  Unfortunately, the reality was that I did not stand alone in these sentiments.  When I got there, only about 10 others were present, including the PTA President, Jim Accomando, Past President, Christine Vitale, Headmaster, Greg Hatzis, VP of Programs, Laura Lawlor, two teachers and a few others!

The meeting was in the comfortable lecture room at the back of the Library, and Greg Hatzis was going to give an overview of the school’s 2016 Improvement Plan.  He had a PowerPoint presentation and handouts prepared for everyone.

As I listened, I was more and more impressed by the comprehensiveness of the plan and ambitious goals as well as the energy and passion expressed by the presenter.  There were so many focus areas to cover, but the determined Headmaster nailed the key points and even gave us a short Parent Beliefs survey to complete, all inside the span of one hour!

I thought the meeting and information were so valuable that the least I could do was share what I could about it.  So I’ve included the three handouts (via the linked text in bold below) and listed what I thought were the main takeaways.  Here are five points that I thought were key from the meeting,

  1. FLHS Improvement Plan 2015-2016 is completely aligned with the District Plan.  It focuses on four core strategy areas and includes a feedback loop of action, evaluation, and continuous improvement.
    1. Instructional Program
    2. Teams/School Improvement Plans
    3. Leadership Capacity
    4. Resources
  2. There are four important Academic Expectations including,
    1. Critical Thinking
    2. Creative Thinking
    3. Communicating
    4. Collaborating
  3. The Marzano FLHS Teacher Evaluation Model is used.  A valuable element of the model is that it focuses on a progression of teaching new knowledge, in-depth use and understanding of this knowledge and then advancing kids to use the knowledge and skills to generate original thinking such as developing one’s own hypothesis.
  4. The new Block Schedule with longer class times is working out great! Although it required teachers to start lesson planning from scratch, it has been instrumental to enabling more in-depth teaching and student understanding of the subjects.
  5. Teachers conduct Curriculum Focus Groups about twice per month. No longer do teachers work in isolation. Now they also learn from and inspire one another- just like doctors and surgeons have been doing for a long time.  Teacher feedback is that they find it exceptionally valuable.

All of this funnels down from the overarching mission of the Fairfield Public Schools:

The mission of the Fairfield Public Schools, in partnership with families and the community, is to ensure that every student acquires the knowledge and skills to be a lifelong learner, responsible citizen, and successful participant in an ever-changing global society through a comprehensive educational program.

In the end, I was so glad I made it to this meeting.  I gained valuable insights about my child’s education as well as the overall the quality of Fairfield’s education system and got to meet some very nice people. Having been so impressed, I’ve since hoped that more parents will come to future PTA meetings.

In the meantime, I’ve been convinced that our kids are in excellent hands! Go Falcons!

Winter Open House Tips: Excite, Delight & Invite!

Many people believe that winter is the hardest time of year to try and sell their house. While it’s true that sellers can’t showcase their colorful warm-weather landscaping, there are plenty of other things you can highlight.

The good news about selling in the winter is that the people out looking are typically very serious buyers with a clear timeline in mind for purchasing a home.  Add to this the benefit of less competition to deal with as other sellers wait for the crowded spring market.

One key marketing activity is to hold an open house.  What can you do to make an endearing impression of your fabulous house that offsets any winter doldrums?

Make prospective buyers feel like welcome guests and present your house as though you are hosting a special gathering for family and friends. While your agent highlights all the selling points, the special effort you make will give an enchanting edge toward a special intangible attraction you want buyers to feel that I like to call chemistry!

Start by planning ahead as you would for a big party.

Let buyers see from the street what a warm, charming, romantic and inviting place this will be when they come in.

Consider ideas like a planter or two with colorful evergreen plants and branches, window boxes or hanging baskets.

A bench or trellis can add a nice focal point and polished look to an otherwise bare area.  A brightly colored chair and new welcome mat can go a long way toward creating a fresh look. Here are some photos of welcoming winter homes and a historic winter home for further inspiration.

If there’s snow on the ground, a well-shoveled driveway and path are an absolute must. The last thing you want to do is make visitors feel like it’s a treacherous hardship to get to your house, or worse, let them risk injury.  If parking is tight, clearing some space along the street is also a good idea.

Of course, an adorable snowman fully adorned with your most innovative accessories, and maybe an open house sign can help to set the tone!  Consider leaving some outdoor lights on for an added welcoming glow on an overcast day.  On a practical note, you may want to have a basket of booties inside the front door to keep your house clean.

Make it Delightful and Warm Inside
Think about what makes you feel warm and fuzzy when you visit a friend’s house for a winter get together and aim to delight all the senses.

Light a fire in the fireplace or light candles (real or artificial) on a dining room table and in the bathrooms, simmer apple cider with cinnamon on the stove. play some nostalgic music.

Implement some whimsical touches, such as displaying a card game, a recipe book for creative holiday drinks or hanging brightly colored winter scarves or hats on hooks in a mudroom.

If it’s the holiday season, display festive touches with glass, silver, and natural materials for an elegant, romantic look that will have the broadest appeal. Avoid commercial decorations and religious symbols that may distract, turn off or offend some people.

Use photos to showcase key features of the home that may be hidden during the winter such as colorful gardens, scenic views, a furnished deck or patio or beautiful pool.  Show pictures of the house across all seasons.  This can be done with an open photo album or by framing and hanging a few beautiful photos around the house.

Invite the Guests!
Last, but not least, with your preparations under way, your agent can feel confident about promoting your wonderful open house.  They can get the word out near and far with an ad in the paper, special door-hanger invites to the neighbors to come for the first hour, posts to all the social media platforms like Facebook, Twitter, Google+, Instagram, LinkedIn, a published Event on Facebook to which guests can be invited, the date published on all the real estate websites and the MLS, a bulletin in your town’s local Patch.com and on your agent’s blog, and of course, plenty of  signs leading the way!

Raveis 3Dan engaging experience that also saves them time. In addition to creative videos, this includes 3D touring, virtual reality, drone photography, virtual staging and even hologram projection of furniture into rooms.  3D tours enable viewers to virtually walk through a property while using their computer mouse to “go” anywhere in the home.  The tool also creates a virtual doll house that lets buyers float through the floors and get an overall feel for the layout, orientation, and flow. Social media can provide a much richer perspective and bring added value beyond what a typical website can offer when evaluating a potential Realtor.  Does the agent share useful information and resources? Do they have a strong presence on multiple platforms including a blog? Do they leverage this presence to promote client listings for maximum internet exposure? Are they creative, resourceful, knowledgeable, personable?  Do they share insights from past customers?  What do they do in their spare time? Many consumers are looking into these types of questions with a simple online search or searches within social media platforms.

The trend is for people to consume web content on their mobile devices.  Statista.com predicts a 57% increase in global mobile web traffic per year through 2019.  The most recent click reports I received from my e-newsletter show that readers opening the email on a mobile device versus a computer range between 50-70%. Mobile Optimization So more and more real estate websites and blogs are becoming mobile friendly and optimizing for the best mobile experience. Accurate Value Estimates – We’ve all heard of the Zestimate, and most of us are well aware of the frustrations with inconsistent results, incorrect data and inability to correct errors.  “What is my home worth?” is the question people are always asking. The interactive technology lets consumers  input specific home improvements and then work with comparable sales data that they select.  The company tested the tool and documented extraordinary accuracy.

Moving is So Bittersweet

You might say the phenomenon is like a rollercoaster ride when a house changes hands. It goes from someone’s beloved home to being the commodity of ‘a house’ and then back to a dear home again when the new owners move in.

And during this process, the lives of those connected to the transfer undergo such a monumental, emotional and bittersweet transition.

Cathy and Sal passionately enjoyed two decades of raising a family on Charles Street in the Fairfield Beach area. They always celebrated holidays to the hilt. Their elaborate lawn displays each Halloween included their camouflaged kids as spirited spooks who actively taunted trick-or-treaters before handing out candy. And their Christmas displays included every conceivable festive (inflatable and not!) item they had in their attic during the off season! Top these 20 Halloweens and 20 Christmases with a beautiful wedding ceremony for their eldest daughter this past summer, and you have just a few exceptional memories in your chest.

But now that the last of two girls and a boy have grown up and found a place of their own, it was time to move on. They didn’t expect it all to happen so quickly, but they priced their house to sell , staged it to look great and had it under contract for above their asking price in just 23 days!

Cathy and Sal found another fantastic home near the shore in New York and will be much closer to their family. This was an exciting change and the start of a new chapter, yet I know Cathy was fighting back the tears as she waved goodbye to her old house and smiled for the picture before making the full transition to her new home.

Today Charles Street welcomes a new family with two little boys, and like Cathy and Sal, they’re ready for lots of new good times to be had!
