Ticket to Ride!

Like so many others, you’re tired of shelling out money for taxes, maintenance, insurance, and a mortgage for a home that is no longer best serving your needs. Maybe you’ve been waiting on your move due to uncertainty about changing market conditions or your own personal or professional landscape.

You, like many others feel it doesn’t make sense to continue living in a house that is no longer aligned with your lifestyle and current priorities. Your opportunities and needs have changed. Maybe you don’t have the rooms you need for peace, quiet, focus, exercise, or whatever it may be. You’re stressed by the interruptions from kids or dogs. Or maybe you have wasted space that you no longer use. Your commuting needs have changed, and you need or long for different surroundings. Maybe you are simply in need of something new. You have hopes and dreams about a new home but, you are not sure about the path for how to make it happen.

Your home is your ticket to ride!

As a homeowner, you may be surprised to find out how much equity you have available to you. At the end of 2021 homeowners with a mortgage across the United States gained an average of $57,000 in equity since the end of 2020, with some homeowners gaining $90,000 or more!

A jump in equity means you can cash out and go where you have been yearning to be!

But you’re thinking, “Why would I want to buy now when there is nothing available, and home prices are up?”.

While it is true that the inventory of homes for sale is at an all time low, what most people don’t realize is that this inventory is made up of mostly new listings! The average market time is short, so there is a fresh selection of homes on the market every day.

Appreciation is forecast to continue for years to come.

More good news: Appreciation is predicted to continue, offering continued equity growth in your new home. Experts forecast additional equity gains of 24 to 63 percent by 2026. So it makes sense to get into your new home ASAP and start enjoying your equity growth there while you embrace your new lifestyle.

You don’t want to sell when the 10-year Treasury and inflation are going up? History shows that home value appreciation has consistently stayed ahead of inflation since the 1970s.

Homeownership has been a hedge against inflation for decades.

But like most would-be home sellers right now, you’re worried about the craziness of the current market, the stress of preparing your home for sale, and the question of where to go once you sell and cash out. This is totally understandable, and everyone who has recently sold and achieved their goals had the same concerns.

This winter provides the perfect storm for you to sell!

Yet this winter market actually presents the perfect storm for you to sell. Not only is your equity at a high, but so is the buyer demand for your house. There are many serious buyers looking for a home right now. At the same, time you will benefit from the low interest rates seeming to have already peaked and buyers getting used to the ‘new normal‘. Add to this the perk of having almost zero competition for your house!

Your qualified agent is here to get you the best terms on your sale and the smoothest process.

That’s what your agent is here for, to find the right strategy for your priorities and wishlist and guide you through the path of least resistance. I have the tools for helping to get your house de-cluttered, spruced-up, repaired, and/or staged. Whatever is needed, I have the resources to manage what it takes to get it done. I can enable you to enjoy the best terms for your sale, the most seamless transaction possible, and the path to your dream-come-true!

If I Sell My Home, Where will I go?

Happy MLK Day! Today marks the 25th Anniversary of the holiday, and it’s been said that it is not a day to be off, but a day to be on! Dr. Martin Luther King once said: “He who is greatest among you shall be a servant. That’s the new definition of greatness. … By giving that definition of greatness, it means that everybody can be great, because everybody can serve.” We can all be great by serving our communities and helping to make a difference for others around us.

After a Referral from Her Sister, She’s Home Sweet Home!

I met a charming professional couple when they called about one of my listings in Fairfield. We worked together until finding and securing their dream home, and they happily settled in.

Her Sister Was a Past Client of Mine and Recommended She Give Me A Call

Fast forward a couple of years, and I received a call from a lovely woman named Sarah who told me her sister said they loved working with me and recommended she give me a call.

Sarah wanted to transition from a large home and property in a private and remote area in Litchfield County to something that was closer to neighbors and town amenities in Fairfield County. We looked at a beautiful home in Westport that was near the town resources, but it was on a busy road and not in a neighborhood. The home was so attractive that it was tempting to make an offer. However, I had a feeling that the Fairfield Beach area might be a perfect fit for her with its vibrant energy, lots of people out and about, and being right near the bustling downtown area as well as the beach!

Slim Pickings and a Pandemic Did Not Stop Us!

So I took her to the Fairfield neighborhood, but there were only one or two homes for sale that were not the right fit. Yet, there was an old cape slated for demolition on a generous-sized property in the perfect neighborhood location. I called the builder sign, and the conversations began. Price discussions were a bit of a challenge because there were no close-by comparable sales at the price the builder wanted. Yet there were also ZERO options to choose from. The pandemic was mid-stream and prices seemed to be rising. We agreed on a price, and the contracts were signed!

However, there seemed to be an issue with getting the demolition underway. After a few weeks of no visible activity and calls to the builder, we were told that they hit a roadblock with the town issuing the demolition permit. I tried calling the town as well and did not get a response either. Finally I emailed the First Selectwoman and explained the challenge we were having. The same day I received a call from the building department and a demolition permit was issued in the next day or so afterward. The building department had been overloaded with requests for home renovation and expansion permits. But the process was now underway, and plugged along despite delays from pandemic related supply and labor shortages. Finally, at the end of December 2021, the stunning new home was ready!

Home Sweet Home!

From a humble beginning, the fabulous new home emerged after many months in the works! Here’s a video of the home’s journey.

SOLD and Accepted Offers in Fairfield Downtown and Westport Greens Farms, November 2021

Where did the market go in November? The Westport and Fairfield town-wide sales pace in November, though below that of last November 2020 coming off the Covid spike, was still above that of 2019. Inventory dipped below two-months of supply in Fairfield and stayed at three months of supply in Westport. Low inventory continued to be the most significant limiting factor, and multiple-offers were still happening with many listings. The median sale price in Fairfield was 12% below November 2020 numbers and was up 25% in Westport. Days on market averaged 49 days in Fairfield and 63 in Westport.

Alert: Rates are still amazingly low right now!

Move Now, or Wait ‘Till Spring?

Purchasing a home now can award instant equity in addition to exponential savings over the life of a mortgage if home values continue to appreciate and rates begin to creep up as projected by economic experts. Waiting until next year to buy a home could result in a more expensive purchase. Homeowners that sell now can benefit from a larger buyer pool than next year when homes will be more costly for buyers if interest rates increase. Sellers have much less competition in the winter months than during the spring market, and buyers in the winter are very serious.

If you are like many others who want to sell but are still on the fence, this winter still offers an excellent opportunity to make your move. Interest rates and inventory are still low, and buyer demand is still extremely strong. You are right to seek an expert guide to help you put your strategy in place to reach your goal! SOLD and Accepted Offers in Fairfield Downtown and Westport Greens Farms, October 2021

Looking at how the market did in October… The Westport and Fairfield town-wide sales pace in October slowed a bit from the previous month, consistent with the seasonal trend, and was also down significantly compared to the Covid spike in October 2020, but the sales pace was still above the same time of year in 2019. Inventory remained at two-months of supply in Fairfield and three months in Westport. Low inventory continued to be the most significant limiting factor in these markets. The median sale price was within 2-3 percent of October 2020 numbers and remained significantly higher than in 2019. Market time was still brisk ensuring a constant refresh of available homes for sale.

Industry experts predict continued appreciation of property values and rising interest rates next year.
Purchasing a new home now can award instant equity in addition to exponential savings over the life of a mortgage. Waiting until next year to make a purchase can result in a more expensive purchase.
