SOLD and Accepted Offers in Fairfield Downtown and Westport Greens Farms, July 2021

Looking at July… Although the town-wide sales pace slows a bit, the local housing markets continued with strong sales and accepted offers in both Downtown Fairfield and Greens Farms Westport in July.

The average market time of the newly accepted offers was faster in Downtown Fairfield, at 32 days compared to 41 in the later half of June. But market time was a bit slower in Greens Farms with 54 average days compared to 37 in the last two weeks of June. Many of the sales continued to close at or above the asking price.

If you are like many others who want to sell but are still on the fence, August will continue to offer an excellent window of time to make your move before kids go back to school despite people taking vacations here and there. Interest rates and inventory are still low, and buyer demand is still strong. Rates are expected to creep up toward the end of the summer! There were 25 sales and six new accepted offers of single family homes in Fairfield’s downtown and beach areas in July, up slightly from 24 sales in June. The average days on the market for these new listings with accepted offers was 32 with a range from 5 to 107 days as shown below. This is down from 41 days during the last two weeks of June!

WESTPORT Greens Farms

There were seven sales, (compared to eight in June), and four new accepted offers in Westport’s Greens Farms neighborhood in July. The average market time for the listings that just accepted offers was 54 days ranging from 41 to 76 as shown below. This was up from the 37-day average market time during the second half of June.

Happy 4th of July! The local markets continued with strong sales and accepted offers in both Downtown Fairfield and Greens Farms Westport during the last two weeks of June. The average days on market until the new listings accepted an offer was longer though, with 41 days in Downtown Fairfield and 37 days in Greens Farms compared to 17 and 20 in the first two weeks of June. Nearly all of the sales closed at or above the asking price.

If you are like many others who want to sell but are still on the fence, July offers an excellent window of time to make your move. Interest rates and inventory are still low, and buyer demand is still strong. Rates are expected to creep up toward the end of the summer, and August may be a big vacation month as usual, but especially now that most of us are vaccinated and everyone’s craving a get-away! There were 12 sales and seven more accepted offers in Fairfield’s downtown and beach areas during the second half of June from the 16th through the 30th. This activity was slightly slower than the first half of the month that saw 13 sales and eight accepted offers. The average days on the market for these new listings with accepted offers was 41 with a range from 10 to 156 days.

Sales were UP in Greens farms with five closings during the last two weeks of June, compared to just two homes sold the first half of June and none during the last half of May.

There were five accepted offers in Westport’s Greens Farms neighborhood during the last half of June compared to four in the first half and none during the last two weeks of May. The average market time for these listings was 37 days ranging from 17 to 90.

Summer is heating up and June has started off with an up-tick in sales and new accepted offers in both downtown Fairfield and Greens Farms Westport during the first two weeks in June. The average days on market for the new listings with accepted offers has been just 17 to 20 days. Many of the homes have sold at or above the asking price.

Buyers have had to be creative and aggressive to win their prize. Most homes have been flying off the shelf, yet some… have not, despite this crazy market. You are right to arm yourself with an expert guide to help you put your strategy in place and ensure you reach your goal!

Sales were almost double the seven sales during the last two weeks of May, and accepted offers were up by two. The average days on the market for the new listings with accepted offers was just 17!

Two homes sold in the Greens Farms neighborhood during the first half of June compared to none during the previous two weeks.

There were four new accepted offers in Westport’s Greens Farms neighborhood during the first half of June after having none during the previous two weeks. The average market time for these listings was just 20 days!

What has sold in these two hot spots? Where are the accepted offers during the second half of May?

More homes have been coming on the market and some are still getting frenzied offers. However, agents are seeing fallout after some bidding wars due to buyer regrets as well as some resistance to the high prices from buyers who are choosing to wait on the sidelines.

If you are going to sell now, I recommend you price your house to match recent sales and not over-shoot so that you attract the current buyers and don’t risk turning them away. Check out the scoop below!

Matchmaker Mystery: Do You Have What I’m Looking For? 🏡❤️

Let’s work on this matchmaker mystery together!

One of the challenges buyers are facing, along with would-be sellers, is that they can’t find what they are looking for on the market.

Many agents are sharing the criteria their buyers are looking for with the hope that someone who is thinking of selling may have a match to add to the market.

Here is my urgent buyer wish list,

  1. Westport – New or contemporary style, ~4,000 square feet, 4+ bedrooms, $1,500,000-$1,800,000, (Need two of these!)
  2. Westport – Renovation project or tear-down, 1+ acres, preferably with no wetlands, price flexible.
  3. Westport – Renovation project or tear-down, any property size, preferably with no wetlands, price flexible.
  4. Fairfield – Beach, town, Southport, or University areas, new or like-new home, 4,000 square feet, up to $1,700,000.
  5. Fairfield – Home with charm and character, preferably in the beach area, but open to anywhere in town, 3+ bedrooms, at least 1,400 square feet or room to expand, $700,000-$850,000.
  6. Fairfield – Home with charm and character, high ceilings, preferably in the beach area, center of town or Stratfield areas, 3+ bedrooms, at least 1,400 square feet or room to expand, finishable basement and/or attic, office space, level yard of .16 acres or more, $500,000-$640,000.
  7. Fairfield – Beach area, near Penfield, .23+ acres on which to renovate or build new, under $700,000.
  8. Fairfield – Town center, new or move-in ready 2-bedroom condo for rent, or sale up to $350,000.
  9. New Canaan – Walk-to-train location, 3 bedrooms, preferably new or move-in ready, high ceilings, up to $1,500,000.

If a matching property is found for the buyer needs above, the following new listings will in turn be added to the market,

  1. Westport – Gorgeous new construction home, likely with 4,000+ square feet and 5 bedrooms.
  2. Westport – ANOTHER gorgeous new construction home, likely with 4,000+ square feet and 5 bedrooms.
  3. Westport – Lovely 4-bedroom, move-in-ready home with lovely property in the Greens Farms area.
  4. Fairfield – Charming cape in the beach area.

The lack of inventory is limiting the market despite the opportunity of very low interest rates and an excellent time to sell for all interested home owners.
