Home Sale Prices in Fairfield & Westport CT, March 2022

Things are on the up and up!

Yep, the median sale price 💵 per square foot 🦶and the overall median sale price are up ⬆️ again in Fairfield and Westport due to low inventory. So homes continue to sell for more money, and more homes are selling at higher price points.

What about sales activity? …Yes, also up!

Don’t worry that the low inventory has put a damper on activity, because sales volume is way up 📈 too!

News flash! We’re getting older!

Yep, we are getting older as a population. So I’ve added a new section on my website called Age 55+ Resources to address some key topics related to downsizing, wealth management, retirement planning, and aging parents. (Please scroll down to this section on the Resources page.)

The Population Reference Bureau (PRB) reports that the number of people in the United States of ages 65 and older is expected to increase rapidly over the next 40 years. They project that the number of people in this age group will more than double, from 40 million today to 89 million by the year 2050.

This means that there is an increasing need for planning resources for this population as well as for their parents.

Many aging adults are unaware of the available care options and programs that can help them maintain their independence and quality of life. So a group called SeniorAdvice.com has created free resources that provide comprehensive information on topics like financial support and in-home care options that are available in their area. 

So far, I have included a resource on my website for the following topics:

Guide to Downsizing, guide to wealth management, planning for retirement, financial stress relief, senior living communities, assisted living, transportation, avoiding senior scams, and combating nursing home abuse. I will continue to supplement these resources.

8 Must Do’s for Home Buyers in this Market

In this intensely competitive buyer’s market, you need to be truly ready to buy and have the competitive edge of a committed agent on your side. If you’re like most, buying a home is a huge endeavor for you. You owe it to yourself to be fully committed and have a cohesive plan and expert advocate on your side. This is especially true if you are coordinating your purchase and your sale.

Agents send listings to the clients who have hired them for their home search before sharing with buyers who sign a buyer agreement at the last minute on the way to a showing. These properties can be homes for sale privately in-house and coming soon that agents may learn of through their office, and network. Your agent can also reach out directly to owners of off-market homes that interest you.
  4. Get Help Assembling Your Team. Your agent will help you assemble your extended team of professionals including your lender, attorney, and inspector.

If I Sell My Home, Where Will I Go?

Like the majority of homeowners right now, you are sitting tight even though you would prefer to be living somewhere else. Yet your current home no longer meets your needs or desires. You have hopes and dreams about a new home but, you don’t see a path for how to make it happen.

What if a path and a plan could be created?

My clients have done a variety of things. I’ll share a few of their stories to get the juices flowing! Those serious about finding their new home have been able to find it. Some bought a new home before they sold. Some found their next home during the process of selling their current one. Others sold their house and created an interim plan of temporary housing and storage, (okay, not convenient, but if you ask them now, they will tell you it was worth it 100 times over!). And my most recent seller cashed out and followed her long-time dream of traveling overseas for six months before returning to shop for her new home. So there are many ideas, options, and solutions.
