Merchants, both near and far, have played a critical role by donating to our auction which has a reputation for offering a well-curated catalog of highly desirable experiences and impossible to get items.

Last night, volunteers came together again to help with the auction set-up while professional teams worked to creatively transform our local Mitchells store into a glorious Gala setting on the French Riviera for the guests tonight. Here is a glimpse behind the scenes.

Near and Far Aid is an all-volunteer fundraising and fund-granting organization dedicated to eliminating the causes and effects of poverty in Fairfield County, Connecticut.  We accomplish our mission by finding and funding programs that provide life’s most basic necessities, as well as those that seek to achieve lasting change.  Our history of funding spans 68 years and since the year 2000 we have granted more than $19 million to community programs that work to support and create opportunities for underserved individuals and families in our community.  For more information on the work we do and our events, please visit www.NEARANDFARAID.org.

How Much is My House Worth? Price Per Square Foot Pros & Cons

The sale price per square foot (PPSF) can be a great home valuation tool when used properly, but it is just one limited point of reference. When does it fall short, and when is it most useful?

You need to compare apples to apples.

If you are comparing homes that are VERY similar in square footage, location, property size, and condition, you would expect your property to be very close to the PPSF of the others, and this assessment is very useful. For example, when you are comparing condos in the same complex with the same views and amenities, new construction homes in similar locations, and houses that are very much alike in scope, then PPSF can be an excellent tool for comparing value. Some experts say that only properties within 10% of the size of your subject home should be included when comparing PPSF, and others include properties within 20-25% of the size. It is also important that the included sales are recent enough to represent the current market conditions.

The more variables among the compared properties, the less meaningful PPSF will be.

When there are many differing variables among the properties, a wide variation in the PPSF should be expected, and using this approach is not very helpful. Some examples of this would be homes where the parcel size is vastly different, the degree of landscaping or outdoor amenities varies widely, such as having an outdoor kitchen, pool, or tennis court, condos where some have great upper-floor views and others do not, or when one home is an antique and another is a new construction.

Homes on the beach can be difficult to compare with PPSF as well. There are so many variables in addition to the scope and condition of the house such as where on the beach the home is located, how deep the beach is, what the views are, where the jetties are, the storm damage history, the cost of flood insurance, etc. All these considerations can cause the PPSF to be limited in its usefulness.

When you use PPSF, there are a few ways to look at it

You can use PPSF in a few different ways. You can look at the range, the median and average, and look at a specific number.

It is useful to look at the range of PPSF of comparable homes that have sold in the same area. You can view it as a continuum and make a determination of where your property falls within the range based on how your property compares to the others. The median is the midpoint where half of the comparable sales are above, and half are below. Your property may warrant being above, below or the same as the median PPSF. The average PPSF can easily be skewed by properties that are outliers and can be less instructive. If one or more of the comparable properties is very similar to your house, it makes sense that yours should match their PPSF.

If you are trying to assess whether your asking price or offer price is on par with other sales nearby, it is always worth checking the PPSF of the comparable listings, but you want to be sure to dive into more detail among those comps for the best guidance.

Your Realtor or appraiser can take a much more comprehensive approach to assessing your home’s value. So work with your agent to consider all the variables among the comparable properties to yours as your primary approach. Utilize the PPSF for reference as your starting point or a final cross-check, and you’re on your way to a winning home valuation!

Home Sale Prices in Fairfield & Westport CT, March 2022

Things are on the up and up!

Yep, the median sale price 💵 per square foot 🦶and the overall median sale price are up ⬆️ again in Fairfield and Westport due to low inventory. So homes continue to sell for more money, and more homes are selling at higher price points.

What about sales activity? …Yes, also up!

Don’t worry that the low inventory has put a damper on activity, because sales volume is way up 📈 too!

News flash! We’re getting older!

Yep, we are getting older as a population. So I’ve added a new section on my website called Age 55+ Resources to address some key topics related to downsizing, wealth management, retirement planning, and aging parents. (Please scroll down to this section on the Resources page.)

The Population Reference Bureau (PRB) reports that the number of people in the United States of ages 65 and older is expected to increase rapidly over the next 40 years. They project that the number of people in this age group will more than double, from 40 million today to 89 million by the year 2050.

This means that there is an increasing need for planning resources for this population as well as for their parents.

Many aging adults are unaware of the available care options and programs that can help them maintain their independence and quality of life. So a group called SeniorAdvice.com has created free resources that provide comprehensive information on topics like financial support and in-home care options that are available in their area. 

So far, I have included a resource on my website for the following topics:

Guide to Downsizing, guide to wealth management, planning for retirement, financial stress relief, senior living communities, assisted living, transportation, avoiding senior scams, and combating nursing home abuse. I will continue to supplement these resources.

8 Must Do’s for Home Buyers in this Market

In this intensely competitive buyer’s market, you need to be truly ready to buy and have the competitive edge of a committed agent on your side. If you’re like most, buying a home is a huge endeavor for you. These properties can be homes for sale privately in-house and coming soon that agents may learn of through their office, and network. Your agent can also reach out directly to owners of off-market homes that interest you.
  4. Get Help Assembling Your Team. Your agent will help you assemble your extended team of professionals including your lender, attorney, and inspector.
  5. Ensure Your Confidentiality Is Protected & Get the Inside Scoop. Enjoy confidentiality of the information you provide about your priorities and motivations, knowing it is protected from competitors. You may also benefit from learning inside information your agent hears about. Confidentiality and disclosure are reserved for clients that have a representation agreement in place.
  6. Get Information You Need to Make Informed Decisions. When you find a property you want, your agent will provide you with information you need such as property disclosures, maps, fuel tank status, wetlands, improvements, flood information, sale history, and comparable sales so you feel comfortable making your choices.
  7. Get In-depth Support From Start to Finish Line. Your agent will be your trusted guide during the entire process of your home purchase. This means,

After a Referral from Her Sister, She’s Home Sweet Home!

I met a charming professional couple when they called about one of my listings in Fairfield. We worked together until finding and securing their dream home, and they happily settled in.

Her Sister Was a Past Client of Mine and Recommended She Give Me A Call

Fast forward a couple of years, and I received a call from a lovely woman named Sarah who told me her sister said they loved working with me and recommended she give me a call.

Sarah wanted to transition from a large home and property in a private and remote area in Litchfield County to something that was closer to neighbors and town amenities in Fairfield County. We looked at a beautiful home in Westport that was near the town resources, but it was on a busy road and not in a neighborhood. The home was so attractive that it was tempting to make an offer. However, I had a feeling that the Fairfield Beach area might be a perfect fit for her with its vibrant energy, lots of people out and about, and being right near the bustling downtown area as well as the beach!

Slim Pickings and a Pandemic Did Not Stop Us!

So I took her to the Fairfield neighborhood, but there were only one or two homes for sale that were not the right fit. Yet, there was an old cape slated for demolition on a generous-sized property in the perfect neighborhood location. I called the builder sign, and the conversations began. Price discussions were a bit of a challenge because there were no close-by comparable sales at the price the builder wanted. Yet there were also ZERO options to choose from. The pandemic was mid-stream and prices seemed to be rising. We agreed on a price, and the contracts were signed!

However, there seemed to be an issue with getting the demolition underway. After a few weeks of no visible activity and calls to the builder, we were told that they hit a roadblock with the town issuing the demolition permit. I tried calling the town as well and did not get a response either. Finally I emailed the First Selectwoman and explained the challenge we were having. The same day I received a call from the building department and a demolition permit was issued in the next day or so afterward. The building department had been overloaded with requests for home renovation and expansion permits. But the process was now underway, and plugged along despite delays from pandemic related supply and labor shortages. Finally, at the end of December 2021, the stunning new home was ready!

Home Sweet Home!

From a humble beginning, the fabulous new home emerged after many months in the works! Here’s a video of the home’s journey.
